Who owns the land being sold by Saxon Properties?
We do! We are not like other land selling websites that charge individual land owners to post ads on their site. We own all of our properties listed for sale and never affiliate with other companies.
How does your payment processer Geek Pay work?
Once the down payment is collected through Stripe on our website, you will be sent an invitation from Geek Pay to set up your account for automated monthly payment transactions. Once the terms are fully satisfied, we will go through the closing process to have the property deeded to you.
Do you offer refunds?
No. Just like home buying, land real estate transactions can sometimes be complex. Some transactions may involve title agencies, title insurance policies, attorneys and can cost thousands of dollars to close a deal. Transactions cannot simply be reversed therefore all sales are final.
Are there any hidden fees when buying land from you?
No, never. The price you see listed is the total cost to complete the transaction, including closings costs. However, if you choose to close the transaction by using your own title agency you will incur all costs associated with the transaction.
Can I visit the property?
Absolutely! Feel free to walk the land before you purchase it. You do not need our permission to view it. All we ask is that you are respectful of the land and any neighbors that may be near by.
Do I qualify for owner/seller financing?
Yes! We do not conduct credit checks or need to verify income or employment. We are not a bank and give everyone the opportunity to finance select properties from us. We believe everyone should be able to own a piece of America!
I want to pay in full, when will the title transfer?
Cash transactions close instantly, meaning that buyers own the property immediately after purchase. The transfer agreement governs the sale and tracks ownership. No need for a pen- all signatures are recorded and stored digitally.
What are your financing terms?
Payments are due on the 18th of the month. We offer a 15 day grace period + $30 late fee. After the grace period its 30 days at full loan repayment
What is the grace period and default when financing?
Missed payments incur a late fee and have a 15 day grace period. After the grace period, the full amount of the loan comes due, including all fees, and the buyer has 30 days to pay. After the final period, the title and all prior payments revert to the Seller. In the event of default, there are no refunds.
Can I use the property while I finance it?
The Buyer is entitled to possession of the property for the life of the financing. However, use may be restricted further by additional agreements with us. Some restricted uses include obtaining building permits until the property title is in your name.
How does the checkout process work?
If you are financing the property, you’ll be automatically directed to Stripe to make the down payment. Once this is done, Geek Pay will send an invitation to you to set up your account for automated monthly payments. If you are paying in full, we will arrange the sale through a title agency to close the transaction on both our behalf.
